The resort is conveniently located on Medano Beach (the swimming beach), less than a mile from downtown Cabo San Lucas; far enough away from town to have a peaceful and relaxing vacation, but close enough to easily take advantage of the great restaurants, shopping, nightlife, and activities.
The resort offers a Basic Meal Plan PLUS full access to the mini-bar in your villa as well as 24-hour room service (gratuity not included). Items such as lobster, T-bone steak, Kobe beef, or cognac are not available in the all-inclusive. All packages and prices can be requested through the front desk.
Yes. There is a poolside restaurant is open for breakfast and lunch. There is also an upscale restaurant with a daily dinner service.
The beachside restaurant has a wonderful pizza oven, a real treat for all. The deli, located in the mini-mall, offers great sandwiches, salads, desserts, some hot prepared foods, plus specialty coffee drinks and juices. There’s even an ice-cream stand. Cabo has many great restaurants.
We will be happy to provide our recommendations (and those of our former guests) when you book your reservation with us.

Yes. There is an executive fitness center and also a full spa. There is no charge for using the fitness center.

Yes, there are two private tennis courts and two additional courts at the adjacent resort (lighting available at a small charge).

Absolutely. You will be a guest of the owner of the Villa and may use all of the facilities at no charge.
There is a small charge for lighting the tennis courts at night. Additional costs would include spa services, food and beverages, and any activities you schedule. Please contact us with any specific questions.

The airport is at San Jose del Cabo (SJD). It is about a 40 – 45-minute drive. Please let us know if you would like us to prearrange transportation for you. Here are the current rates:

  • Shuttle service: The Community Shuttle is the slowest form of transportation to the resort, making several planned stops along the way.
  • “Regular” TAXI: Taxis are located at the airport but they take ‘the long way’ to the resort, via a toll road (maximum 5 passengers).
  • The private Suburban: (recommended) 7 passengers one-way Van: 10 passengers one-way Limo: 8 passengers.

When you reserve through the resort directly or another website such as Expedia or Hotel.com, one of the most common misconceptions is with regard to the one-bedroom unit. It is rented as a ‘hotel room’ when, in fact, there are no hotel rooms in the resort.

This ‘hotel room’ is comprised of a 2-bedroom, 3 bath condo, divided into two parts, Side ‘A’ (1 bedroom, 2 bath, kitchen, living and dining areas) and side ‘B’, known as a ‘lock-off’ (1 bedroom, 1 bath, with a separate entrance, 2 Queen Beds or 1 King Bed, depending on the unit).

This is often referred to as ‘The European Plan’ and the problem is both sides ‘A’ and side ‘B’ share a balcony, divided by a grass lattice screen.

A client renting through our website, Cabo La Estancia, will never need to share the balcony because we never rent out the ‘B’ side lock-off. We only rent the ‘A’ side, thereby, preserving your privacy. Other sites will not explain this fully and will rent both sides.

The benefits of reserving through Cabo La Estancia versus VRBO or other sites are significant:

  • When reserving through our website, you will always know which Villa you are renting – no surprises upon check-in. Cabo La Estancia monitors all units on a continual basis throughout the year and, therefore, will know which have been updated and upgraded and will separate the good from the bad.
  • Expedia, Travelocity, etc… These sites receive their inventory from the resort directly and operate as a hotel. Rates are typically much higher than reserving directly with us because these sites charge additional fees and taxes.
  • VRBO… While this site is a good resource for Villa owners, the downside for the renter is the lack of individual support; you are unable to speak to a live person prior to booking and VRBO assesses a fee at the time of rental. Many guests complain that when dealing with owners, directly, there is a lack of responsiveness.
  • Our rates are very competitive, if not the same as dealing directly with the owner and we provide live guest support 24/7 via one of our team members.
  • Our On-site Concierge Team is available to you prior to check-in and throughout your stay to assist with dinner reservations, private chef services, excursion reservations, and ground transportation referral
  • Our rates include all taxes, resort fees, and maid service – no surprises, no hidden fees

Because we are independent of the Resort’s onsite Sales Office/Developer Team, we have other listings available within La Estancia and the Cabo San Lucas area. Many units are, often, quietly listed and can be negotiated for a better deal.
The rates we will quote to you will be total. There is no charge for using the fitness center, tennis courts, and high speed Internet access (within the Villa) and WiFi in the pool area. Additional charges would include food, beverages, spa services, telephone calls, or activities that you schedule.
No. Almost everything is within walking distance or a short taxi ride. The taxi fare to Cabo is currently $9/one way for 4 people (a small additional charge for more people). Taxis are readily available and are vans so they will seat a large group. Some people do like to rent a car, which is convenient for shopping, golf, and perhaps a side trip to Todos Santos. Free parking is available at the resort.
Yes. Medano Beach is considered the swimming beach in Cabo. The beaches on the Pacific side have surf that is too rough for safe swimming. Most of the beaches along the “corridor” (the area between Cabo San Lucas and San Jose del Cabo) have significant rip currents and are not generally considered safe. There are some exceptions, but check this out if ocean swimming is important to you.

We loved being on the ground floor with direct access to the pool. With grandchildren, many trips are made in and out during the day. The three bedrooms are perfect for our family. WiFi Service and Sky TV made our stay very enjoyable when we were not at the pool or beach. It is a great property and we look forward to renting it again next year for a third time. Restrictions on tossing a ball in the pool were unexpected this year. Perhaps designating one pool for children could be considered. Playing on the grass is also prohibited.

My husband Ralph and I met Giovanni Giammarco in 2007 when we first bought our quarter share of unit 3201.

We have known him throughout the time we have owned our unit and when it came time for us to consider selling our share we immediately thought of speaking to him about the process. We approached him during the annual homeowners meeting in January 2019 and decided to engage his services as our realtor.

He took the bull by the horns and immediately began the process. We are very fortunate in that one of our partners was interested in purchasing our quarter share.

From the beginning, Gio kept us very well informed.

Despite the fact that the buyers and sellers (my husband and I) agreed on a price and the terms very quickly, the process was not as rapid as we are used to in the United States. Apparently, there are money laundering laws in Mexico that must be complied with and the requirements can change on a daily basis.

After beginning the process in January 2019, we are thrilled to say that the closing took place today, August 14, 2019.

It was invaluable to have Gio on our side, not only keeping us informed but following up very regularly with the key individuals in Mexico.

Having gained this experience only makes Gio more valuable as a relator that can be helpful to anyone considering buying or selling property in Mexico.

Having bought the Clinard’s share of villa 3201, I agree with both Gio and the Clinards that the purchase process was much more complex than it was when we bought our original quarter share. The rules and information required by Mexican authorities and the banks were far more extensive than years ago (and seemed to increase every few months). Clearly, sales still can be completed but patience is needed as is the help of somebody who has been through the process. Gio was great in keeping us informed, coordinating all the parties in the US and Mexico, and constantly moving the process forward. I don’t think the sale would have gone through without him. This was our first time in Cabo. Villa La Estancia is a beautifully maintained resort. We were welcomed in the villa by Oscar with guacamole, salsa and margaritas which was an awesome surprise and delicious! Oscar also gave us some suggestions in town and said we could call him anytime. Villa 3103 was in a great location on the ground floor right off the pool so we had patio access to our condo. Pool noise never seemed to be a concern. The ocean view was spectacular! We were close enough to walk down the beach to the beachside restaurants- The Office, Mango Deck, etc or to town. A cab ride was $9 for 4 ppl. $2 per additional person. Overall, the condo was a great place to stay and we look forward to booking again in the future.

Beginning with the staff acknowledging us with a “welcome home” as we entered, we found the Villa La Estancia was indeed a great place for our family vacation. 6 adults, 2 young children and an infant found the location of this condo within the resort to be perfect- bottom floor, next to the pool. Replenishing drinks, having a snack, or making that bathroom run was so convenient. The condo itself is immaculately clean, with wonderful beds and nice linens. All around well appointed. The market on-site and the deli are surprisingly well stocked. Check these out before you make a run to an off-site grocery. The pool was clean and bright. The wonderful woman at the pool desk “dressed” our chaise each day- so nice! The beach is pretty, but the water is too aggressive for our children; adult men handled the surf fine. The view from the condo is gorgeous; the host was easily reached with questions. Had good tips for airport transportation and restaurants. No complaints at all! We will look forward to a return visit.

This was our first trip to Cabo and I think we found our new favorite location for spring break. I also believe we were very fortunate to haven chosen this Condo. The location is absolutely perfect and only a few steps to the pool. This villa also provided the most beautiful sunrises right from the patio. Unbelievable! I should point out the amenities were perfect as well and the previous guests left plenty of cold beers for arrival… Thanks to whoever. :). Additionally, I should mention the beds were extraordinary. As a matter of fact, my wife now wants me to purchase a foam topper.. haha.. Going to the marina and shopping area was only a 15 minute walk down the beach, which we did quite often. Throughout our vacation we made stops at Tabasco Beach, The Office, and we enjoyed a really good cup of coffee (with Baileys) at the Sand Bar. Looking forward to returning in 2020… Thanks Rick.

We Will Be Back In Cabo A Year From Now For Next Spring Break

On behalf of our kids, Erin and myself a quick thank you for a great vacation! We left Cabo late this morning and got back to Dallas early this evening. The resort and our room were incredible. The kids loved the ocean, the views (except for the occasional cruise ship in the harbor…but everyone had that challenge, and the amenities were terrific. More to the point the initial welcome by both Maggie and Samantha was nothing short of amazing. They spent a lot of time with us going over the resort, made guacamole and margaritas plus they set up multiple reservations for dinner for us. And we even had a question on one of the reservations 3 days in and Samantha responded at 8:00 PM that night via email. The ladies were terrific so please let them know that made it so easy for us.

Based on the feedback from the kids I fully expect that we will be back in Cabo a year from now for next spring break. Once confirmed we will be reaching back out to you for another reservation. Thanks again for making it such a great week for us.

I would have given 5 stars but none of the light switches in the primary bedroom worked. Everything else was outstanding. The room was pristine, lots of space, nice kitchen. The balcony was large with a very good view of the pool and beach. From Seattle, so I liked the satellite tv with Seattle local channels. I could keep up with how much snow was falling back home. 3rd time at La Estancia. And we’ll be back!

We first ‘met’ Giovanni back in 2010 when we wanted to purchase the beautiful Penthouse 3502 and were having a hard time getting the purchase to move forward. He was able to work with our agent, as well as, the owner to make the deal happen as quickly and efficiently as possible!!

From that point on, we became friends. He made sure to always stay in touch with us and helped us whenever any issues arose, helping us to find a solution as quickly and as painlessly as possible.

After some years of fabulous, wonderful Cabo living, our family started to add grandchildren, we realized that making the trip from Ohio to Cabo for our children and grandchildren was becoming too difficult. We made the difficult decision to rent and list our PH for sale, literally two weeks before the big hurricane hit Cabo. As you may know, following the hurricane, VLE did an amazing job of getting everything up and running quickly and our unit came through the ordeal relatively unscathed.

During the time it took to sell our place, Gio was able to rent it out, securing great rates, with great clients which helped to cover the costs along the way.

We are happy to say that we finally sold our place with Gio’s help, this past Fall. We are now the happy owners of a place in FL, which is more accessible for our children

I wish there were 10 stars, as that is the rating we would give Cabo La Estancia Villa 2502. The property is so clean and well kept. The food is wonderful. We did the meal package and had room service a few evenings on our balcony overlooking the sea of Cortez – Breathtaking!! The staff is wonderful, as well. This was our 2nd trip to La Estancia and will definitely not be our last!!
