The resort is conveniently located on Medano Beach (the swimming beach), less than a mile from downtown Cabo San Lucas; far enough away from town to have a peaceful and relaxing vacation, but close enough to easily take advantage of the great restaurants, shopping, nightlife, and activities.
The resort offers a Basic Meal Plan PLUS full access to the mini-bar in your villa as well as 24-hour room service (gratuity not included). Items such as lobster, T-bone steak, Kobe beef, or cognac are not available in the all-inclusive. All packages and prices can be requested through the front desk.
Yes. There is a poolside restaurant is open for breakfast and lunch. There is also an upscale restaurant with a daily dinner service.
The beachside restaurant has a wonderful pizza oven, a real treat for all. The deli, located in the mini-mall, offers great sandwiches, salads, desserts, some hot prepared foods, plus specialty coffee drinks and juices. There’s even an ice-cream stand. Cabo has many great restaurants.
We will be happy to provide our recommendations (and those of our former guests) when you book your reservation with us.

Yes. There is an executive fitness center and also a full spa. There is no charge for using the fitness center.

Yes, there are two private tennis courts and two additional courts at the adjacent resort (lighting available at a small charge).

Absolutely. You will be a guest of the owner of the Villa and may use all of the facilities at no charge.
There is a small charge for lighting the tennis courts at night. Additional costs would include spa services, food and beverages, and any activities you schedule. Please contact us with any specific questions.

The airport is at San Jose del Cabo (SJD). It is about a 40 – 45-minute drive. Please let us know if you would like us to prearrange transportation for you. Here are the current rates:

  • Shuttle service: The Community Shuttle is the slowest form of transportation to the resort, making several planned stops along the way.
  • “Regular” TAXI: Taxis are located at the airport but they take ‘the long way’ to the resort, via a toll road (maximum 5 passengers).
  • The private Suburban: (recommended) 7 passengers one-way Van: 10 passengers one-way Limo: 8 passengers.

When you reserve through the resort directly or another website such as Expedia or Hotel.com, one of the most common misconceptions is with regard to the one-bedroom unit. It is rented as a ‘hotel room’ when, in fact, there are no hotel rooms in the resort.

This ‘hotel room’ is comprised of a 2-bedroom, 3 bath condo, divided into two parts, Side ‘A’ (1 bedroom, 2 bath, kitchen, living and dining areas) and side ‘B’, known as a ‘lock-off’ (1 bedroom, 1 bath, with a separate entrance, 2 Queen Beds or 1 King Bed, depending on the unit).

This is often referred to as ‘The European Plan’ and the problem is both sides ‘A’ and side ‘B’ share a balcony, divided by a grass lattice screen.

A client renting through our website, Cabo La Estancia, will never need to share the balcony because we never rent out the ‘B’ side lock-off. We only rent the ‘A’ side, thereby, preserving your privacy. Other sites will not explain this fully and will rent both sides.

The benefits of reserving through Cabo La Estancia versus VRBO or other sites are significant:

  • When reserving through our website, you will always know which Villa you are renting – no surprises upon check-in. Cabo La Estancia monitors all units on a continual basis throughout the year and, therefore, will know which have been updated and upgraded and will separate the good from the bad.
  • Expedia, Travelocity, etc… These sites receive their inventory from the resort directly and operate as a hotel. Rates are typically much higher than reserving directly with us because these sites charge additional fees and taxes.
  • VRBO… While this site is a good resource for Villa owners, the downside for the renter is the lack of individual support; you are unable to speak to a live person prior to booking and VRBO assesses a fee at the time of rental. Many guests complain that when dealing with owners, directly, there is a lack of responsiveness.
  • Our rates are very competitive, if not the same as dealing directly with the owner and we provide live guest support 24/7 via one of our team members.
  • Our On-site Concierge Team is available to you prior to check-in and throughout your stay to assist with dinner reservations, private chef services, excursion reservations, and ground transportation referral
  • Our rates include all taxes, resort fees, and maid service – no surprises, no hidden fees

Because we are independent of the Resort’s onsite Sales Office/Developer Team, we have other listings available within La Estancia and the Cabo San Lucas area. Many units are, often, quietly listed and can be negotiated for a better deal.
The rates we will quote to you will be total. There is no charge for using the fitness center, tennis courts, and high speed Internet access (within the Villa) and WiFi in the pool area. Additional charges would include food, beverages, spa services, telephone calls, or activities that you schedule.
No. Almost everything is within walking distance or a short taxi ride. The taxi fare to Cabo is currently $9/one way for 4 people (a small additional charge for more people). Taxis are readily available and are vans so they will seat a large group. Some people do like to rent a car, which is convenient for shopping, golf, and perhaps a side trip to Todos Santos. Free parking is available at the resort.
Yes. Medano Beach is considered the swimming beach in Cabo. The beaches on the Pacific side have surf that is too rough for safe swimming. Most of the beaches along the “corridor” (the area between Cabo San Lucas and San Jose del Cabo) have significant rip currents and are not generally considered safe. There are some exceptions, but check this out if ocean swimming is important to you.

The online listing and photos are very accurate, and Giovanni was great about responding to questions. The concierge Samantha brought us guacamole, pico de gallo and margaritas when we checked in. The place was clean, and the location was ideal, overlooking the beach and the ocean. We lucked out that for the first 4 days, there were no cruise ships anchored offshore; on days 5 and 6, we had 2 huge ships blocking the gorgeous views and preventing us from seeing the whales just out from the shore, as we’d enjoyed while sitting on the balcony in the mornings. Of course, the setting is lovely, regardless…. The one thing I will mention that was annoying was that the neighboring resorts (part of the Villas complex) had LOUD music playing each night until about 11:00 PM. One of the things we loved about Estancia was that they never blast music at the guests! It would be better if the neighboring resorts kept the volume down and didn’t play the disco music that tourists seem to attract. It was loudest in the end bedroom, which has windows looking out to sea and is closest to the neighboring resort. We didn’t hear the music last year from a condo that was in the interior of the complex–but it was well worth it to have the great ocean views and sounds of the surf just outside our rooms! Villa 1204 was beautiful and updated with great floors, furniture, bathrooms and kitchen. The balcony was very spacious and gorgeous. The unit was perfect for our family and two young boys. The views and grounds right on the main beach were irreplaceable. The food and restaurants and service were all very nice as well.

Just returned from a fantastic week in Cabo. The penthouse is even more impressive in person. We traveled with two families including 4 toddlers and the space was perfect. We did have to stay on alert 100% of the time with the littles on the patio and near the hottub but it was worth the incredible space. We also really appreciated the onsite kids club for the kiddos 4yo+! Travel to and from downtown and marina was a breeze and resort staff was incredibly helpful. Eduardo was terrific and helped our week be as seamless as possible… including transportation arrangements, grocery delivery, reservations and general inquiries. Finally cannot recommend Juliette (in room chef) enough- really fantastic food. We hope to return to Cabo and the Villa again soon!

We rented a 3 bedroom condo (3101) at La Villa Estancia through Giovanni Giammarco. Gioanni was extremely helpful. We used the airport transfer, which was a good price. Condo was well-equipped and spacious for 6. Maid service every other day was fantastic. Tax to Walmart for $11 was the way to go. Hotel was very responsive with any needs or questions. Property has a beautiful pool overlooking the oceans. Valet guys were great with assisting us in getting taxis. We booked a private sailboat which was fantastic. Concierge could have been more responsive prior to our trip. Overall – a great experience.

What a location at a beautifully managed Private Villa Resort

We were so impressed upon staying at the La Estancia Private Villa Resort. We choose this place because of it’s location and close proximity to all the hot area of town. The building was kept in a meticulous condition. Staff constantly cleaning everywhere. Very private and secure place as I believe there are a lot of owners that come and that’s why the place is looked after so nicely compared to some of the hotels in the area. The property it self had Pools, hot tubs, restaurants and everything else you would need. Private beach entrance was a major plus. The host was super helpful and communicative. They welcomed us with open arms and even helped with getting ground transportation to and from the airport. The unit itself was property equipped with everything you need. Maid service provided every other day and wonderfully professional staff to deal with during our entire stay. I definitely recommend this place. We are also looking at hopefully buying our own condo on this property so that we can come back all the time.

After years of visiting we became owners of multiple units

My family has been traveling to Cabo for vacations for the last 8 years. Almost every time we booked a room at Estancia using Giovanni and his team. Each stay was spectacular – hence the reason we kept coming back year after year. When we were here on vacation earlier this year with our two little boys, Giovanni put us in a ground floor unit for the first time. It was absolutely AMAZING for having little kids and it just so happened there was a 3 bedroom ground floor unit for sale. After telling Giovanni how much we loved Estancia and how much we loved the ground floor unit, we immediately began talking about the unit for sale. My wife and I were torn between a 2 bedroom or a 3 bedroom unit. We made extra trips down to Cabo so Giovanni could show us more units to make sure we were getting the best one for the family to enjoy and also as an investment. After all the deliberating, Giovanni helped us purchase TWO units that we absolutely love – one 3 bedroom unit and one 2 bedroom unit.

I myself am an engineer with a very critical attention to detail. I had an enormous amount of questions going into this process from an ownership perspective and an investment perspective. I probably pinged Giovanni with hundreds of questions over the 1-2 months we were going through the process and he was able to promptly answer every single one, or point me in the direction of where I could find the answer. Giovanni was also the architect of a ‘soft close’ design that we used on each property so we could take possession prior to finalizing all the trust documents (which takes several months). This allowed us to start using and renting the properties in time for the busy holiday season, which was awesome!

From an investment perspective Giovanni’s help with the Agency Los Cabos was invaluable. No one is more familiar with the Villas at La Estancia than he is, especially when it comes to the rates each room can achieve throughout the year, percentage occupancy, etc. What’s even better is Giovanni’s site draws the most traffic of any website for Cabo vacations and he was able to help us start renting our properties immediately. It has been four weeks since we soft-closed on our first property and only two weeks since soft-closing on the second property, and Giovanni has already helped us book more than a half dozen rentals over the next several months. He has a great team that has been working with him a long time – Samantha, Val, Dan, etc. and they all work seamlessly together through the booking process. There is no doubt in my mind that I would NOT have made these two investments if I didn’t have a solid understanding of the fundamental economics of each property…. and Giovanni is the only person who was able to help me understand that.

I did my diligence and reached out to several other brokers as well, and it was clearly evident after conversations that Giovanni was the real deal and had the most knowledge about Estancia. I highly, highly recommend him to anyone looking at La Estancia for anything – whether it be vacationing, purchasing a second home, or an investment property. No one has more knowledge and foresight than Giovanni and his team and you will never regret using them for whatever endeavors you would like to pursue at Estancia!

He was able to shift our check-in and check-out by a day without any fees or penalties. THANK YOU! We have stayed in other condos at VLE but this one is the best to date. Positioned in the center of the property, the most notable distinction was the ability to sit out on the balcony without the Cabo sun forcing you to move. It’s pretty much shaded the entire day. The villa is very well-decorated, the beds are beyond dreamy, and it’s very well-stocked with everyday supplies. We love this unit and plan to rent it again in the near future. Thanks again to Giovanni for making the rental process flawless and thank you to our concierge, Sam, for helping us with our requests.

This condo was absolutely perfect for us. Well-appointed, extremely clean, perfect size! The resort is beautiful, restaurants very good. Carla was very helpful with restaurant recommendations, reservations, etc. She was always quick to respond to any questions. Highly recommend and can’t wait to return!
